85254 is often referred to as “the magic zip code”. It is an interesting location because much of it is actually in the City of Phoenix but has Scottsdale addresses. This works out favorably because you pay City of Phoenix taxes. Areas 1, 2 and 3 feed into the Scottsdale School District, specifically to the Chaparral High School, an excellent school. My husband and I chose to live in one of these areas not only for the schools, but also for the proximity to downtown. It takes about 20 minutes to get downtown or to the airport with no traffic. Also, there are loads of grocery stores such as Whole Foods, Trader Joe’s and Fry’s right in the area. It is close to PV mall and also about 10 minutes to Kierland and the Scottsdale Quarter. The other areas feed into the Paradise Valley School District, not to be confused with the Town of Paradise Valley, which is in the Scottsdale School Districts. Confusing, I know.
The difficult thing for an agent marketing these areas is there are very few subdivisions that people know the name of. In fact, so residents don’t know there subdivisions, because there are no signs. It is not like a McDowell Mountain Ranch. So, I have divided the 85254 map into 10 sections, and you can look at homes for sale in those specific areas.
